Finally Putting My House On The Market

I'm getting an ECP evaluation done on Thursday and photographer coming on Friday to do a virtual tour.

My house is a bit cluttered and I haven't decorated for many years. I've also got the wood chip type wallpaper which was there before I moved in and just painted over it. Some of the carpet on the stairs is worn and there are holes with the underlay showing. I put carpet in the bathroom before I moved in in 96 and never thought to remove it. Should I do anything about these or just leave them as they are? I know it's probably to late now but is it worth doing anything for when people cone to view?

It should just be judged on the area and the price Tiggs , the rest is cosmetic
My flat needs a 'little' attention. The carpets that are down are older than me and I am 56.

It's the area I'm trying to get away from Bobbi. Noisy neighbour, loud car music late at night, hardly anywhere to park and other stuff!
Tiggerblue,I've seen thousand of properties when I worked in Estate Agency. I've seen sellers spend thousands on getting the house ready for sale just for the new owners to strip everything. Leave things how they are, make sure everything is uncluttered though -box things up if necessary and put them under the stairs or in storage. Kitchen and Bathroom spotlessly clean, living areas free from personal items and toys, garden, if you have one, lawn mowed and flower beds tidy.

I've got loads of boxes to move stuff to my nan's house in prep for this. The kitchen and bathroom are clean and I have artificial grass and paving in the garden, APG.

Is the stamp duty holiday applicable to all buyers of property under 500k?
The others are absolutely right Tiggs. As Bobbi said.. price and locality.
I've bought one or two without even going inside.
(The vast majority of anything built in the last hundred years are entirely predictable without needing to see the layout.)

Tidy and clean, no clutter. That's about it.

Isn't there a law nowadays that you are liable to enclose details of bad neighbours to any potential buyers?

I haven't gone through the house buying process since 1992!
get your photographer to do some drone photos - they can be quite powerful visually...... especially if your house is stand-alone...for example, where I was before the New Year... https://i.imgur.com/CYcDo43.jpg

And yes to decluttering as much as possible.
iluv - I think that's only disputes.
if you can do it like supermarkets and have viewers greeted by the smell of freshly baked bread...

Is it likely to be bought by people with a young family? I think they're less likely to want to spend time on a "doer-upper".
I'm not 100% sure ummmm, but someone who was selling a house once said he had to fill in some form about the neighbours as potential buyers always ask about them. Maybe tigs could look into this, just in case.
