I'm going to use a 10 metre extension cable for my landline and wi-fi hub, will this impact on the signal etc, or does it make no difference, thanks in advance.

Rule of thumb is that the Hub should be as near as possible to the BT socket. Guess you could lose some speed but it's a try it and see thing.
Before Wi Fi I took an extention from the hall socket to an upstairs room and sited the router next to the PC.
It was absolutely fine and used it for years like that.
Try it and see. Run a speedchecker with the router in both places.

If the extension is just to site the phone more conveniently, plug the router in at the master socket and the phone on the extension lead.
Two things to be wary of:
If you ever have a line problem they will want you to plug directly into the master socket for testing purposes.
I'm guessing you don't currently have fibre broadband; if you change you might have problems.
