Hi all, did anybody watch this last night? The couple put a closed bid in for a place just outside Leicester for 600,000. The guide price was 450,000. It looked a right old wreck as well but lots of potential. Anyway, they won with that bid, however a fortnight later they received a letter from the Estate agents which wasn't meant for them (meant for the seller) and listed all of the bids received. Their bid was 120,000 more than the next highest bid. Needless to say the couple tried unsuccesfully to renogotiate and pulled out of the deal. What a monumental mess up caused by an innocent mistake like putting a letter in the wrong envelope costing the vendor the best part of 150k

That Heroford or what ever his name was annoyed me so much...like you wouldn't imagine.

I hate him

I normally watch this but missed it last night.
Surely the vendor must have some sort of recourse with the agent, for incompetence if nothing else?
How was it resolved?
It wasn't, they just pulled out. The next best bid was actually 460, 000, so they were 140k higher! I really think they had a cheek to just drop the sale, after all, if they hadn't received that letter (by mistake) they would have been none the wiser.
I cant see the problem they put in an offer for 600k and it was accepted ,end of story, they were not in a competitive bidding situation,it was a closed bid.

The question had to be asked why did they put in a bid so much higher than the guide price. I know it was for the sake of securing the deal but 140k??

For what it's worth, I thought that they were quite a sweet couple and I'm glad it worked out for them.

I wonder what happened to the poor estate agents' tea boy/girl who actually put the letter in the wrong envelope. I guess not an estate agent any more!...

It was disgraceful of them to pull out, as Solera said, they bid, it was accepted end of story. They made their own decision to go in that high, they knew what the guide price was.

Cringed for that estate agent though.

We should start a thread - Innocent yet costly mistakes!, that would rank amongst the best!

I agree that pulling out of the deal was disgraceful behaviour. No better than Gazumpers in my book

Dont get me started on guzumpers - although in my mind, the people that put in a higher bid arent at fault - its the seller for snaking out of the already accepted offer just to get a bit more money that should take the whole blame for gazumping - if i'd accepted an offer i would go through with it

Well with a name like Hereford what do you expect - and her's was 'P J'. I ask you. Anyway they had more money than sense obviously. I think they could make a programme about what happened to the estate agent who put the letters in the wrong envelopes ... uh oh ..... I expect he's looking for a new job.
mats I wonder how the letter arrived? Handposted to the owners or posted normally to the vendor with their own name on it? I have a sneaky suspicion they opened mail not addressed to them and got very lucky with getting out quick.
