I know this sounds like a very first world problem I know there are much bigger issues in the world so forgive me but just wanted opinions

So finally got my own home it’s got 3 bedrooms - the ‘master’ room with ensuite, bedroom 2 (a small room ) and bedroom 3 (a box room - 6 ft by 8)

Bedroom 2 is my bedroom I just prefer it (it will only fit a double bed in).

So using the master room and bedroom 3 I’d like space for 3 things - large gym equipment, a guest area and an office space.

How would you organise this, which room would you dedicate to what?

Large gym equipment - down the dump
Guest bedroom - the large bedroom
Office- the box room
I would use bedroom 3 for gym equipment and an office. I`d use the box room as a guest room (I'd put a sofa bed in there)
Sorry, I meant I`d use the master for gym equipment.

Sorry, we crossed posts.
Agree with canary. Or gym equipment in garage if you have one.
If you're going to combine uses, I'd say guest room with home office. If the room is large and bright you could seperate the 2 areas with freestanding bookcases or attractive storage. Pinterest is full of ideas that you can collect, and see if there is a particular style that appeals.
The box room will make the perfect office and its important to be able to close the door on it when you want to.

Use the larger room as a guest room with the gym equipment separated from the guest area (when you have visitors) by a nice contemporary screen.
