A friend of my son has expressed an interest in renting my house from me. I don’t have a clue where to start. I would welcome any advice starting from scratch

Thanks in anticipation

Depends how well you know him and his financial situation. I would be inclined to go with an Estate Agent who will draw up the rental agreement and manage the account. If you get along fine after 6 months, then I would ditch the agent and manage the account myself.

BTW - the Agent will charge you at least 10% of the rent to manage the account
The citizens advice bureau seems to know a lot about landlord-and-tenant. Try them.
I agree with the suggestion to use an agent. Look for the most popular letting agents locally and compare prices. It is the sensible way to go about it to protect both your property and your relationship with your son and his friend.

The people that wanted it can't afford it so its on the rental market now
