Kitchen Extension Quote

My daughter and son in law are wanting to extend their kitchen. This would entail adding an extra 2 metres to form a utility room and toilet and hand basin. Also knocking the wall down between the kitchen and the dining room to create a kitchen diner.

There are no complications of re-routing the plumbing as the main drain is next to the kitchen at present.

They want an island type bench between the rooms instead of the wall that is there now.

They have been quoted £30,000.00 for just the building work and that doesn't include a new kitchen.

This seems an awful lot to me. Can anyone give me an indication of I'm right?

The kitchen now is roughly, 15' x 12' in area.

By my rough reckoning it seems to be nearer £20K. Not £30K.

These things are awful to quantify without being there to look at the lie of the land.

Assuming access is good for materials delivery and disposal; roofwork is simple and straightforward; and groundbearing for foundations isn't really deep.........

... then, around £20-25k plus VAT. So, definitely getting up towards £30k
Cost may depend upon area and also standard of finish but typically building costs for a single storey extension may be in the region of £1000 - £1500 per sq metre.
