It's worth remembering though that you might not need to use any type of estate agent at all. To sell my late father's house (which was on a main road, close to where people would be viewing other properties for sale), I simply designed a 'For Sale' poster (with my phone number on it) on my computer, took the A4 printout to a copy shop, had it blown up to A2 on fluorescent paper and placed two copies of that in the windows. I sold it very quickly.
