Would I Lose A Percentage Of My House In Divorce If I Owned The House Before Marriage

I owned my house before my wife and step son moved in 8 years ago . All the Morgauge payments have been made by myself and the deed is only in my name , all utility bills and council tax have also been paid by me . We moved house again 3 years ago and I put a further £40,000 cash into the new purchase of a larger house again solely in my name . I all have on this house paid all the Morgauge payments and council tax and utility bills completely . My step son is no 18 . If we do split up would I lose half my house ?

Divorce can be a minefield. That's good advice.
take legal advice - I believe they would take a value on your house before you married as you came into the marriage with that - you would then be liable for half of the gains made over the period of your marriage but as you have moved house that may muck the calculation up a bit.
Unless you made a pre nuptual agreement, the act of marrying someone usually implies a certain level of sharing assets. But as the others have said, unpicking that is complicated; take some advice and you will at least know what the likely outcome might be.
my step daughter recently divorced and forfeited 20% after 4yrs of marriage, even though she owned 100% when they got married. Could not see that he had contributed much. Arbitrator advised her to settle.

Your stepson has no claim unless - you have said you would or adopted him or he was financially dependent on you
