Flat cupcakes

When i make plain sponge cupcakes (using a tried and tested Bero recipe), they seem to rise really well to start with but seem to collapse a little bit and end up flat.

what am i doing wrong?

are you using self raising flour Nummy?
wrong section to start off with....
are you taking them out before they are fully cooked?

or opening oven door to check them whilst cooking?
