Do you need a solicitor or will a conveyancer do? How much would you expect to pay for that service? are there advantages of one over the other. Do you need a conveyancer for selling only?

I'm no expert but I don't think you are obliged to employ either if you are confident you can do it yourself.
We are in the process of selling ours bednobs and the solicitor has quoted us £700
Sold my old place last year and the solicitors bill was approx. £800
I used a conveyancer when I bought my house 7 years ago on the recommendation of a financial advisor for my mortgage who was an old school friend of my bother. The only thing that I could tell the difference about was the price it was cheaper than a solicitor
I have always used a licensed conveyancer and found them excellent value

cheaper than a solicitor and they know what they are doing ( yeah yeah I know I will get the usual squawks of complaint )

and to use commerical speak
"" I am used to seeing bills for a conveyance of less than £700 "

( see above where a lawyer is charging £700 )

It is OK to go in an ask how much they charge

I have had two titles failed to transfer because the solicitor didnt understand the nature of the title - it wasnt freehold but equitable and that completely defeated him.

The other title the solicitor failed to transfer I had the assets recovery agency ask me to prove it was not an under-market transfer with an intent to defraud creditors

and a third one where A and B owned a property jointly, I bought out B and wanted my name in B's place ...... and the solicitor transferred A's share into B's name who became owner of the whole part. Luckily B had a sense of humour, and the transfer was unwound.

I only use licensed conveyancers now
