Compulsory Purchase Order For House?

good morning all...we have received notice that by 2020 our property will come under a compulsory purchase order..there are 11 cottages who this will affect..we live right next to bluewater shopping centre and the highway agency wants to build new roads right through our properties to ease the traffic around here.
having looked online for any advice it looks like all we are entitled to is a market price for our house and a possible 10% on top for all the upheaval.
there is no way we are going to get like for like for a 2 bedroom house around this area be lucky to get a one bedroom flat..all this is so unfair why should we suffer because of all this.
we cant afford solicitors and all that stuff just haven't got the money!
anyone had dealings with a purchase order before or know anything about what to do?

I would suggest you and your neighbours arm youselves to the teeth with facts and figures. There are a few good websites such as this:

Your voices will be much better as a combined one, all coming from the same viewpoint, rather than individual householders.
They should be paying much more than a fair price.

Just trying to play devils advocate here - Just remember at the end of it all there will be ten other people as well as you who will be looking for a two bed house etc in your area all about the same time. There will come a time when you have to bite the bullet and make a very hard decision.
This website looks at it from the developers point of view which might enable you to foresee the challenges and pitfalls in your resons for objection i.e. don't object on 'standard' grounds which can easily be brushed aside:

I can very understand your situation, Bernie. In my area house prices vary by a huge amount because the area is a mix of new build estates, victorian terraces, edwardian villas, 60s semis and huge detached houses. There is one road where the houses are much cheaper than those in neighbouring roads.

Not all two bed terraced houses are the same, or of equal value even in the same area.
so far answers have ranged from " wod dat den ? purchase wot dat ?"
to the frankly gormless

no actually the law will say the buyers should pay a market price ( rather obviously so that pliant civil servants cannot stuff relations and pliant friends mouths with gold )
it seems clear that no one here has been subject to one

I am not sure if it is ZM-s ref but it is certainly the same booklet

you need booklet 4 as well ( residential owner)

They say very early on that you should be seeking professional help ( ie NOT us but you might have gathered that already ) and obviously paying for it

some people would die for a compulsory purchase -
you clearly are not one of them

I still don't see it , you say that 2 years ago houses next to yours sold for £170,000, but the price is only £175,000 now! I think the online valuation is way too low , £225,000 would be nearer (even that's probably too low!)

My father was the subject of a compulsory purchase
got planning permission and sold it on a few months prior

(1972 ) rules have completely changed since then I suppose

( lawyers involved very early on )

Morning. .an update..went to meeting with highways agency it looks like 100% our 11 cottages are to be knocked down got to wait until August or September for actual written letter to say it's going ahead...been offered house market price + 10% + all costs ..solicitors. .stamp duty. ..moving costs ...and so forth...we have got an estate agent coming out on Thursday to give us a valuation on our house ...will know then more what we can afford in the long run...asked what if we all do not want to move ...they said baliffs come in and get you out...such nice friendly people ....so looks like we are moving in next 2 years ...how wonderful!!!
Sorry to hear the news Bernie. Make sure the estate agent values your house as a going concern and not with the threat of the order against you and make sure you get it in writing from him. If you are not happy with the valuation then get a couple more and use the best one in any future negotiations.

will do bakers dozen will get another valuation done soon sort of sunk in now going to have to move within 18 months we reckon

Hi ummmm to be honest we have both come to terms with it ...its going to happen eventually. ..getting a valuation done Thursday then we will see how we stand for looking for a new property.
Feel sorry for my neighbour who has 2 kids she and her husband parted ways last year he still helps with mortgage but when the house is sold she has to give him half ..she has no chance of getting a mortgage ..not good news for any of us..
Bernie I'm posting my search on Rightmove for 2b houses within a 3 mile radius of your home and there's 97. I've raised your price to £250k and the reason for that is that although I am in a different area from you, my flat has increased in price by 45% in the last 3 years. Now I'm not suggesting your house is the same but I agree with EDDIE, your figure is too low plus you'll get 10% on top so I would hope you'd get circa £230k→. Here's the list. Lots sold I know but there are houses around that would hopefully suit you.
