Hi, I have found a piece of land for sale (3/4 of an acre) in Cornwall. It's in a beautiful rural setting. At this moment it has a large 38'x 12' static caravan with mains gas,electric, water and sewerage. Permission for a caravan was granted back in 1993. I have contacted the local planning and they say that no other planning permission has ever been sort for any other type of dwelling. When I asked 'Could I' they said that I should apply for preliminary planning permission by putting down my ideas for them to go over and advise me on.
MY QUESTION IS... how professional should I be at this stage. Should I put all my ideas down at once or one at a time ..ie.. 4 bed roomed detached house (refused) then something smaller (refused) then a Bungalow, Park Home, Log Cabin and finally another large luxury caravan. I am not a property developer (just Jo average really). I just do not want to mess things up for myself. I would appreciate any sensible advice.

I think the planning department should be able to advise, also seek advise from your local councillor and look up local members that are on the planning commitee. You may find that your local member is on the planning commitee anyway. I think that they will have a good idea if there is a chance. Planning policy changes from county to county, if the site falls within the 'development boundry' (available from the local planning office or in most cases online) then the chances are you will get planning permission for a dwelling house, the type will depend on what is in the area, eg, if there are bungalows in the area a bungalow will be the way to go. If the site is very rural the chances are that you wont get permission for a dwelling house. Other factors will also be considered, over development, too many properties for the size of the plot, under development, not enough properties for the size of the plot.
