I would welcome any thoughts about investing in one of the investment property companies such as

Anything that claims to earn the punters 13% has to be treated cautiously. If it looks too good to be true, it is. Don't forget that BTL investors are current pretty happy if they can get 5 or 6%.

If these people are that smart, ask yourself why they don't put their own money in. The winners in these situations are always the advisors.

Most seem to have a dividend yield of under 3.5% with a HPI of 11.1

What does that mean?
Read the key risks on their website. That should focus your mind. This is fractional ownership of commercial / residential property, but the only people with a guaranteed return are the property managers, aka the company running this scheme.
If you can afford to invest in the rental market, then do so but maintain control over the way it operates.
