Look in the Lavendu/Port Hyeres area - that served by Toulon, cheaper and more chance for real term asset growth - and there are many shrewd buyers going in there. Have family who have, relatively recently, bought in the area and a very, very close friend and they both extol the described region.

The south of France is a wide area, pros and cons all the way along. The Nice-Cannes area is Big Budget Brighton - not to be missed but very very crowded in the summer, to the point of making travel around the area impossible.
Go to the west to the border with Spain - Perpignan and southwards to Banyuls - you can still find rocky coves that aren't too spoiled by development - again traffic is terrible in late July-August. Agde to Cap'd;Agde area - lots of resort hotels and apartments along the coast, plus campsites. In fact you should have no difficulty picking up an apartment outside of late July and August. the French all start to go home after 15th August, so it gets a bit quieter then as well. Like DT said, it's worth exploring links from the Toulon, Montpellier or Caracassonne airport side - the rail links are excellent throughout the area and driving is fine outside of the peak holiday times. And DO NOT try to visit the spectacular medieval city of Carcassonne in August unless you like shuffling slowly in a sweaty bad-tempered crowd. |

In fact, lacmag, avoid le mois d'Aout, period. In Paris on the 31st of July, it is known as Le Grand Depart and the final Saturday in August is known as La Grande Arrivee. Plain and simple, you do not want to be on the roads, dom planes or the trains. And it's hell getting around anywhere or into hotels, cafes restaurants etc.

Unfortunately work commitments restrict us to the last week in August - same every year, everywhere is crowded and it costs a bomb!

How about heading into Italy or over into the Pyrenees (in French side is you want to be en la belle France) - or North Coast of Spain (very understated and some beautiful areas)
