Have you found out whether you can get Planning Permission for your land?
Question Author
They say there is no planning permission allowed as it is on a floodplain yet the land next to me has planning permission for offices and my land is higher
do you pay council tax?
That's a commercial premises development; there are greater restrictions on Domestic developments on flood plains.

Have you considered selling your land? The owners/developers of the neighbouring land might be very interested.
Question Author
No I do not pay council tax but I am quite prepared to pay it.
In regards to selling the land to the developers they have been bullying me to sell my land for years they have also been bullying the doctor's surgery for the lease on their land I am also surrounded by domestic dwellings as well
Find a Planning Consultant in your area and take advice from them.
Without planning permission you can never live on your land.
Best bet may be to sell your land and use the cash as a deposit to buy a house.
Put a mobile caravan on your land. As it is not a permanent building it's my understanding that they cannot evict you. Check it out. I may be mistaken.

I'm 53 years old I only earn about £7000 a year and I bought my land for £4000 how the hell am I going to Buy house I have no secure job I just do bits and bobs thanks for your advice but it's not helping

Thanks for your advice Jack the hat
Most appreciated
How do the council actually know you are living there? It sounds to me that the developers that want your land have told the council to try and make you sell it to them. If you haven't admitted it to the council yet I would just deny it, and make sure no one can see into your shed - put up some black out curtains if you have windows
If you only earn around £7000 a year and you are working you should be entitled to some type of benefit payments, have you checked it out?
You could also talk to Shelter (or whatever it's called now) or go to the Council and report yourself as homeless.
However if the only solution that is acceptable to you is to carry on living in your shed without any support then let's hope the planning consultant can sort it. However I think that you would need to put things like water/sewerage in place to have a chance and that could be expensive

I did a very quick check with what details you supplied and you should be getting about £50 a week working tax credit , it will be more if you have any form of rent or payments for the shed you are living in.
You are not allowed to live in a caravan on your own land without the proper permissions.
To live on your land you need planning permission for residential use.
If that was granted the value of your land would increase by at least 10x.
Sorry, but the reality is that it is almost impossible that residential planning permission will ever be granted.
Get a caravan. Static or tow. Councils can't evict or charge council tax if it has wheels.
