when buying a house I understand that one needs to pay for a survey, and conveyancer, does one also have to pay a solicitor on top of the conveyancer? I have just looked up some advice and it seems I need all three! at great expense for the solicitor,

A conveyancer is a general term for a lawyer who does legal work for buying and selling residential property, be they a solicitor, legal executive, licensed conveyancer or paralegal. Lots of different terms but they do the same work.

erm not quite
a conveynancer will convey the property into your own name

whether you need a solicitor or not is up to you
I have generally done without them on the grounds that they say you need them do bugga all and charge

the total charge should be around £500
Erm I'm not wrong. It's a very common term used in the business, which I was in for a good few years. Conveyancing is used as a broad term for the sale and purchase of residential property, similar with conveyancers for those who do it.

I'm not getting into an argument about why you should use lawyers but, even having done the job myself, would I use a lawyer for my own conveyancing, yes I would.
