i am thinking of buying a house as investment, the property agents have told me that previous viewers looked at it with builders and all builders came in with a general estimate of around 50k to complete. i initially thought to myself maybe 30 k tops when looking at the place on website but obviously i need to view it and will view soon. apparently the roof needs re done as its very old , new double glazing etc etc.

i know builders will want to buy materials themselves adding to their profit.

how can i cut on building work ? any tips and tricks ? just a thought at moment and if i do find a decent builder and he still tells me that it is going to be around 50k mark then i cannot go into this as i do not have that kind of money available.

Are you able to do any of the work yourself? Like the gutting and prepping?
If the builders are estimating £50K, I'd expect it to cost £70k.
