Why change to Combi boiler

Does anyone have any ideas as to why one should change to a combi boiler from the older ones that have got pipes and stuff, for a house that is being let out? Does it raise property value or what? jackie03 (Mon 13:04 13/Sep/04)

The advantage of a combi boiler is that you don't have a large hot water storage cylinder: the hot water is not stored but it is heated up as and when you need hot water. For some models this is a disadvantage as to get very hot water the water flow must be low. In these cases to run a hot bath can take ages.

If you take out an conventional boiler and replace with a combi system often you gain room space because the bulky hot water cylinder is no longer required and is taken away. Also you won't need any roof tanks so potentially it's easier to do a conversion up there. To be honest if you're letting out your property I wouldn't bother unless a severe lack of space is causing the potential rent to be lowered because if a combi boiler fails there's no back-up, whereas with a conventional boiler there is usually an immersion heater in your hot water cylinder so you can get hot water by another means (i.e. less hassle for the landlord from the tenants!). You have to also bear in mind that with pipework alterations and a change in airing cupboard size or whatever there is often more work created where skirting boards or cupboards need sorting out or the carpet no longer fits properly so you could end up spending even more than you think. I doubt it would affect the sale value of the house or flat.
