what checks to estate agents do when you are letting a property?
i have poor credit and worried this will affect my refernces, i am employed and paying back my debt now!

They may not do any, there are lots of houses on the market for rent, and landlords are looseing money when empty, in saying that it may pay you to be honest with them from the begining to save them checking, tell them you have had problems in the past but you are now back on track, you may be required to pay more up front. if its more than you can afford tell them but make an offer, you've got nothing to lose.

Yeah well my mum said that she will go as a garantor if necessary. that should be acceptable shouldn't it?
Its certainly best to be honest, if they're a sensible landlord they'll do the credit checks on you mum too, you could always offer to pay for 6 months rent up front, I'm a landlord and I insisted on this and they paid up. Its not so daft, most people will know someone who can lend them 6 months rent, if they can't provide it, it either means they don't know anyone who can lend them which is unfortunate or knowone they know will trust them to pay them back which would have alarm bells ringing.
