balanced flue

we wish to convert our class II fireplace to a balanced flue so that we can fit a hole in the wall fire.


we will have to extend out from the existing wall by 9" the height of the chimey would be 4' high x 4' wide.


This is on the side of the house where there is an existing side entrance which we do not use, above it on the second floor would be our bathroom window, direct opposite is our boundary fence, then our neighbours side entrance then their garage which has no windows. do we need planning permission

Gas/Electric fire technology is so advanced that I believe there are other options open to you (I am assuming that you don't have a chimney)even for gas. Why paricularly must you have a gas fire? Have a look through this site.

You don't need Planning Permission but you may need Building Regulations approval. There are minimum gaps that must be maintained between the flue exit and windows / doors to the side and above the flue. Also minimum distances between the flue and any internal corner of a wall. If you need to know these distances post again and I will try and fish them out for you.
