hot tap on my sink has seized although its only a couple of years old.how can i fix it or is it a proffesional job.

You'll need to turn off the mains and drain the hot tank. Take off the handle (usually secured by a screw under the coloured cap) then remove the sleeve. Using a wrench to prevent the tap from moving, use another wrench and unscreww the insert (this is what will be seized) you can clean it and replace the seal or purchase a new insert. Fit in the reverse order as dismantling, turn on the water at the mains and bob's your uncle.

there may be a 'tap' or 'in line stop' on the pipe to the sink this will negate the need to drain the hot tank. if you are going to drain it turn the heater off otherwise it'll go bank! like turning an empty kettle on.


if it was a cheap tap then they do wear out quickly sometimes,make sure you don't buy buget taps. if it's not the washer needing replacing you can buy the insert at diy shops at a lot less than a new tap set.


ask someone at your local diy shop to show you how a tap comes apart the you will be able to asess if you could do the job.
