When would be the best time of year to sell a house?
If I don't put it up for sale now I will need to rent it out for a short time until the market is more favourable

No expert, but I'd suspect more potential buyers finding the enthusiasm to look in pleasant weather, than in cold.
Could you not get the best of both worlds, insofar as putting it up for sale now, whilst renting it out at the same time??
You could explain to the potential tenant that you're selling the house, so you could offer them some kind of discount, or other incentive in return ??
why dont you ust put it on now - you wont have lost anything and if it doesnt sell quicklyyou can rent it out
now I would say,
I'd think the difference during the year is negligible but now has to be the favourite time surely, Spring coming, Christmas behind you
i'm not sure what the market is ike at the mo, but i sold about 18 months ago and had an offer for 10k above the asking price in the first week (about April)
round about now I think

selling with a sitting tenant is problematic
you would need a short term lease ( 6 months ) which takes you up to August... hmm a bit late in the year

January, April (after Easter) and September (after school summer holidays) tend to be the peak times
