My loft floor is white glossed, so I'm thinking of giving it a quick sanding to take the shine off and then giving it a coat or two of a hard wearing clear varnish. Want to use the room as a bedroom but I'm not sure the paint that's on there could take the hammer of regular use. So......can anyone recommend a decent hardwearing clear varnish please?

you need builder or his mate for that one...don't think they do weekends...if i them will shoo them here....other ABers of course may be able to help
You need to be very careful in using a loft as a 'habitable' space without building regulations permission. In the worst case it may invalidate,your house and contents insurance. If you do varnish the floor, make sure you do it with a water based product as this will be less of a risk in the event of a fire.

Echoing Zacs; the loft must have some form of accessible window or skylight for escape in case of fire before use as an extra room (I assume it has only one point of entry).

I should point out that the loft has always been a room and not converted at some point in the past. It's even got the original stone staircase from when the house was built.

my brother had to install an external fire escape..ie ladder affixed to wall from window through which one could leave before his was written off
if it is not a conversion for use then that should be ok i guess
